Nevada (say it Ne-VAY-da, or people will know you’re from out of town) is the county seat of Vernon County, a town of about 8,000 on Interstate 49 halfway between Kansas City and Joplin. Curtis & Sons has been selling homes here since 1948, and in the last five years we’ve been on one side or the other of two out of every three houses sold in town.¹

What you’ll find here

The heart of the market is the older house on a city lot — three bedrooms, one or two baths, built between the forties and the seventies, on streets with mature trees where you can walk to the square or the park. Those homes are why people from Kansas City and Joplin can afford to move here, and they’re the ones that draw the most interest the week they list. There’s a smaller supply of newer homes and larger properties on the edges of town, and acreages within a few minutes’ drive if you want land without giving up the hospital and the schools.

The things people ask about

Work. 3M is the county’s largest employer, with Peerless Products’ window plant and the ADM biodiesel plant behind it on the manufacturing side; the hospital, Heartland Behavioral Health and the schools are the big everything-else. Plenty of people commute to Fort Scott or Lamar, and some make the drive to Joplin.

Schools. Nevada R-5 runs the public schools, about 2,400 students, and the Nevada Regional Technical Center gives its high schoolers a start in the trades. Cottey College, a four-year women’s college founded in 1884, sits in the middle of town and gives it a campus you wouldn’t expect in a town this size.

Getting places. I-49 puts Kansas City about an hour and a half north and Joplin an hour south. Highway 54 runs east to Springfield. Fort Scott, Kansas is twenty-five minutes west.

Doing things. The parks — Hester, Marmaduke, Izaak Walton, Centennial — the municipal golf course, the lakes around town for fishing, and Bushwhacker Days on the square every June, which the town has held for over sixty years.
