Homes for sale, and what it’s like to live here

A farm town of about 160 people in the southwest corner of the county, with its own K-12 school, a conservation lake two miles down the road, and a fall festival that has run since the 1940s.

Bronaugh sits on Route 43 about fifteen miles southwest of Nevada, halfway to the Kansas line. It was laid out in 1886 when the Nevada and Minden Railway came through, and named for W. C. Bronaugh, who owned the land — a Confederate veteran better known for the twenty years he spent campaigning to get the Younger brothers out of prison. The trains are long gone. What’s left is a small grid of streets, two churches, a post office, the MFA, and the Bronaugh Wildcats — a school district that takes kids from preschool to graduation on one campus at the edge of town.

What you’ll find here

Two or three homes a year sell with a Bronaugh address, split about evenly between town and country, and the two are different markets.

In town, the houses are small, older and about as inexpensive as any in Vernon County: a three-bedroom of about 1,300 square feet on a third of an acre, built in the 1950s or ’60s. Since 2016 the median in-town sale has been about $46,000, and most have sold between $29,000 and $71,000. They go to first-time buyers, to people who want a cheap house near a good little school, and to a few investors.

Out in the country is where the money is. A Bronaugh address outside town usually means a bigger, newer house on acreage — the typical one since 2016 was about 2,100 square feet on six or seven acres, built around 1980 — and those have sold for a median of about $162,000. The top end has moved up fast: a house on seven acres brought $340,000 in 2024, a place on fifteen acres west of town sold for $300,000 this spring, and a home on 35 acres on Route 43 brought $544,000 in June. Country places here go quickly, too: since 2021 the typical one has been under contract inside two weeks.

Bronaugh is also farm country. Land is a big part of what sells here — nearly a third of everything sold with a Bronaugh address since 1999 — and the median parcel was 40 acres, four in ten were 80 acres or more, and only one in ten was under five. If you’re looking for working ground on the west side of the county, this is where it comes up.

Buyers use everything: since 2016 about a quarter paid cash, and more than a third used a USDA, VA or FHA loan. Bronaugh qualifies for USDA’s no-down-payment rural loan.

The things people ask about

Schools. Bronaugh R-VII — the Wildcats — teaches preschool through 12th grade on one campus on East Sixth Street: about 170 students in all, and a high school of 65 where the ratio runs about seven students per teacher. It’s one of the smallest districts around, and people move here for it. The Wildcats share softball with Sheldon. Unlike some of the county’s small towns, a Bronaugh address almost always means Bronaugh schools — every house but one sold here in the last ten years was in the district.

Work. Most people drive: Nevada is about twenty minutes up 43 and 54, Fort Scott about thirty-five minutes west, Lamar about the same southeast, and Pittsburg forty minutes. MFA’s Producers Grain branch is the one employer in town; the rest of the local economy is cattle, hay and row crops.

Health care. Nevada Regional Medical Center is the nearest emergency room, about twenty minutes. Freeman’s new Fort Scott hospital, with a 24-hour ER, is about thirty-five minutes, and Cox Barton County Hospital in Lamar about the same.

Getting places. Route 43 runs north to Highway 54 and Nevada, and south all the way to Joplin — 43 miles, under an hour. Route N takes you east seven miles to I-49 at exit 88, and from there Kansas City is about an hour and three-quarters.

Doing things. Bushwhacker Lake Conservation Area starts two miles south of town: 4,790 acres of Missouri Department of Conservation ground around a 157-acre lake, with a concrete boat ramp, a fishing dock, camping, and trails for hiking, biking and horses. The fishing is bass, bluegill, crappie and channel cat, and the department is restoring more than 1,400 acres of native prairie there. And on the last Saturday of September the whole town turns out for the Bronaugh Fall Festival, which has run in more or less its present form since the late 1940s: a 5K, a parade, a car and truck show, a pedal-tractor pull, a barbecue dinner, the coronation, and a street dance to finish.
