What sells in Vernon County

Most of what changes hands here is a house in Nevada — a three-bedroom on a city lot, often built in the fifties or sixties, on a quiet street a few minutes from the square. Those are the homes first-time buyers, young families and people moving back home are looking for, and they’re the ones that go fastest when they’re priced right.

Outside of town it’s a different market. Vernon County is farm country, and land moves in two very different sizes: small tracts of a few acres where somebody wants room for a shop, a garden and a horse or two, and working farms of eighty acres and up that usually sell to a neighbor or to someone who’s been waiting years for that particular piece to come available. We handle both, and the way you sell a five-acre homesite has nothing to do with the way you sell a quarter section.

Who’s buying here

About a quarter of the homes sold in Nevada are bought for cash. The rest are financed the way small-town Missouri is financed: conventional loans, plenty of FHA and USDA Rural Development, and a good share of VA — Nevada has always drawn veterans and their families. Nevada, and the rest of the county

Nevada is the county seat and where most of the people and most of the sales are. It’s a town of about 8,000 with its own hospital (Nevada Regional Medical Center), a four-year college (Cottey College, here since 1884), a 3M plant, Peerless Products and an ADM biodiesel plant, a public school district of about 2,400 students and a technical center for its high schoolers. Interstate 49 runs right past it — Kansas City is an hour and a half north, Joplin an hour south, and Highway 54 takes you to Springfield in about the same. What the numbers say

Half the homes that sell in Vernon County go under contract inside 16 days, and 53% sell for at least the asking price. That’s a market that has tightened hard: twenty years ago the same house took three to four months and sold for about 96% of list. Half of all sales land between $90,000 and $221,000. About a quarter of buyers pay cash and another third use a USDA, VA or FHA loan — the rural programs we handle every week.
