What sells in St. Clair County

Lake property is its own market: cabins and lake houses, lots with a view or a dock, and the buyers are often from Kansas City or Springfield looking for a weekend place or somewhere to retire. Truman is Missouri’s largest flood-control reservoir, with more than 950 miles of shoreline and over 100,000 acres of public land around it, and it has a reputation to match — one of the best crappie lakes in the country, with excellent catfish and strong white bass and hybrid striper fishing on top of that. On the St. Clair County side, the Corps’ Talley Bend campground near Lowry City and Osceola’s own lakeside RV park put you on the water, and gated lake communities like Twin Oaks Harbor near Lowry City are where a lot of the lake homes are.

Osceola is the county seat, a town of about a thousand on the Osage River where it becomes the lake, and it’s growing — up nearly ten percent since 2020. Everybody on Highway 13 knows Osceola Cheese, open since 1944 with 275 kinds of cheese; Rodeo Daze has filled the square every Labor Day weekend for 66 years, with a sanctioned rodeo to go with it; and the last two years have brought a run of new businesses downtown, from a coffee shop to a computer store. Golden Valley Memorial Healthcare runs a two-story clinic in town with same-day care, X-ray, mammography and physical therapy, with the full hospital half an hour up the road in Clinton. Four-lane Highway 13 means Springfield is about an hour and twenty minutes and Kansas City about two hours.

Appleton City, in the west of the county, is actually the largest town, at about 1,100, and it has more going on than towns twice its size: its own hospital, Ellett Memorial, with a 24-hour emergency room and visiting specialists; a manufacturer, Green’s Welding & Sales, that expanded in 2025 with state help and sells livestock equipment through more than a hundred dealers in 21 states; a Ford dealership that has been in business since the Model T and keeps a museum to prove it; and a hand-carved carousel downtown that Rural Missouri readers voted the state’s best kid-friendly attraction. There’s a monthly “Meet Me on Main” shop-and-stroll, a city fair every June, a car show in July and a restored MKT depot. Homes here sell to people who work locally or commute to Clinton, Butler or Nevada.

Lowry City — “where the Ozark Mountains meet the Plains,” as the sign says — is about 660 people on Highway 13, with a spring fair that’s been going 47 years, Fourth of July fireworks, music on Main Street, a new hardware store, and Talley Bend and the lake a few minutes east. Collins sits at the Highway 13 and 54 interchange, and Roscoe on the Osage arm of the lake.

Outside the towns it’s pasture, hay ground and timber — nearly 700 farms, most of them family-run, and a lot of cattle — and the same two kinds of land sale we see everywhere: a few acres for a home, or a working farm. We don’t quote per-acre values on a website — every parcel is different — but we’ll walk yours and tell you what it’s worth.

What the numbers say

About 30 homes a year sell in St. Clair County through this MLS, at a median of $173,000 — but half of all sales fall between $115,000 and $299,000, the widest spread of any county we work, because a lake house and a house in town are two different animals. Half go under contract inside 33 days. Nearly four buyers in ten pay cash, the highest share anywhere in our area. Land runs big here: the median parcel sold was 39 acres, 30% were 80 acres or more, and only 6% were under five. (Heartland MLS closed sales, St. Clair County, 2021–2026.)
