Homes, farms and prairie — the county next door to ours

Barton County sits directly south of Vernon County on Interstate 49, and for us it’s a natural extension of home: Lamar is about half an hour from our office on the square in Nevada, and we’ve been selling houses and land there for years. It’s a county that takes care of its own — a hospital, a career-and-tech school, a square that keeps filling up with new businesses, and a fair that shuts the whole town down for a week every August. We don’t claim to have sold most of Barton County, but we know the roads, we know the values, and when a Barton County family calls, they get the same office that has handled Vernon County since 1948.

What sells in Barton County

Lamar is the county seat and most of the market — a town of about 4,300 that punches well above its size. Harry S Truman was born here, and the little frame house on Truman Street is a state historic site that draws visitors all year; Wyatt Earp was the town’s first constable. The square is busy in a way most small-town squares aren’t: three new businesses opened on it in a single spring in 2026, and the Barco Drive-In on Highway 160 has been showing movies since 1950 (with a brand-new screen). Lamar has its own hospital — Cox Barton County Hospital, a 25-bed CoxHealth facility with a full emergency department, walk-in care and specialty clinics — and its own career-and-technical center inside Lamar R-I, a district of about 1,250 students whose Tigers won back-to-back Class 2 state football championships in 2023 and 2024. City Park has ball fields, a paved mile-long trail and food-truck nights; there’s a city lake, an aquatic park and a nine-hole golf course. And then there’s the Lamar Free Fair, billed as Missouri’s largest free fair, which takes over the square for a week every August and has for more than eighty years. Homes in Lamar run the full range — older houses near the square, newer builds on the edges, acreages just outside town, and a new senior-villa development north of the hospital — and a good share of buyers come up from Joplin, about fifty minutes south, or over from Pittsburg, Kansas, looking for a quieter town at a lower price.

Liberal, west of Lamar toward the state line, is where we’ve done the most business in the county: modest homes, small acreages, and land. It’s a town of about 630 with its own school district (the Liberal Bulldogs), a fire district that voters funded and that is building its first-ever station in 2026, and a real sense of its history — the county’s oldest one-room schoolhouse and the 1881 Frisco depot both sit in town. Golden City, on Highway 160 to the east, is about the same size, with its own K-12 district, a Cox clinic, a city museum and a little-league park the town fixed up itself. Mindenmines, a mile and a half from the Kansas line, is the gateway to Prairie State Park — nearly 4,000 acres of native tallgrass prairie, with a resident bison herd and elk, the largest remaining stretch of original tallgrass prairie in Missouri.

Outside the towns, Barton County is farm and pasture ground, some of the flattest and most open land in this part of the state, with three railroads through it. Like everywhere we work, land here sells in two sizes: a few acres for a home and a shop, and working farms that usually go to a neighbor. We don’t quote per-acre values on a website — every parcel is different — but we’ll walk yours and tell you what it’s worth.

Getting places. I-49 runs straight through the county: Nevada is about half an hour, Joplin about fifty minutes, Springfield an hour and a half, and Kansas City a little over two hours.

What the numbers say

Barton County land is working ground. Of the parcels sold here in the last five years the median was 80 acres, 55% were 80 acres or larger, and almost none were under five — a different market from Vernon or Bates, where about a quarter of land sales are homesites of a few acres. Home sales are harder to read from this side of the state line: much of Lamar’s market runs through the Joplin board rather than Heartland, so the Missouri MLS only sees part of it.
