Sale shall be held on site on tract one. Buyer shall sign a non contingent contract and put a 10% non refundable earnest money deposit down the day of sale. Closing at McFadden Land and Title to occur on or before 30 days of the auction, and the seller shall provide a marketable owner’s title policy. Possession shall be granted to buyer at closing on pasture ground. Possession on tillable ground shall be after the current crop has been removed. Taxes shall be prorated at closing. All tracts shall be sold individually, then the farm shall be offered as a whole–farm will be sold which ever way produces a higher price. Seller reserves the right to accept or reject any and all bids as they see fit. Neither Auctioneer nor the seller shall not be responsible for accidents.
